Miami-Dade ALERT! West Kendall residents fight dangerous dumpster.
Did you know they want to build a waste transfer station in the heart of West Kendall, near SW 136th St and SW 127th Ave?
A waste transfer station is planned for construction near SW 136th St and SW 127th Ave (25.6411603, -80.3943688 (Proposed site)), despite the community board (CZAB) unanimously rejecting it. The project (Zoning Application Z2023000426) threatens health, the environment, and property values, but the developers have appealed the decision.
Why should we stop this project?
🔴 Health risks: Will emit toxic pollutants, attract pests, and expose 18 nearby schools to dangerous chemicals. DERM warns of harm to endangered species like the Florida bonneted bat and its habitat.
🔴 Aviation Hazard: It is less than 2 miles from Miami Executive Airport, violating FAA regulations by attracting birds that could cause plane crashes.

🔴 Environmental Destruction: It borders the Tamiami Complex Wilderness Reserve (EEL). The project could pollute lakes and damage ecosystems. DERM is demanding protections, but the developer refuses to provide land for emergency access.

🔴 Unbearable Traffic: Heavy garbage trucks would clog residential streets not designed for industrial traffic. The DTPW report points to unresolved safety issues.
🔴 Suspicious History: The applicant, Persan Construction Corp., has outstanding fines for previous violations, including illegal outdoor storage.
How Developers Game the System
Ignored Warnings: DERM, in its 4th report, called for more environmental protections, but the developer seeks to evade responsibility.
Hidden Traps: The project was slipped onto the agenda with little public notice. Residents only learned about it after seeing a downed sign, a clear tactic to evade opposition.
🔥 “Convenient Fires” in Miami-Dade? A Suspicious Pattern in Development Zones 🔥
Residents of Miami-Dade County, West Kendall, and surrounding areas have noticed a disturbing pattern: land where controversial projects are proposed—such as the landfill in Kendall, the area between 197th Ave and 8th St, or other questionable projects—mysteriously catch fire, paving the way for zoning changes. Coincidence or strategy?
🔍 Recent Cases That Raise Suspicions
Fire at SW 137th Ave & SW 8th St (April 2024)
170 acres burned near the proposed site of the MIA Transport Hub, a mega-truck parking project that requires a zoning change.
Firefighters reported that the fire may have been “arson-in-the-making,” as the area is frequented by dirt bikes and homeless people.
After the fire: Surprise! Development is moving forward without environmental obstacles.
Kendall Landfill Site Fire (2023-2024)
Land near the Tamiami EEL Complex (a habitat for endangered species) has suffered multiple “spontaneous” fires.
DERM had previously warned that the project would harm the ecosystem, but in the wake of the fires, pressure to approve it is mounting.
History in Miami-Dade
In 2022, another fire at SW 157th Ave & Bird Road (100 acres) coincided with proposed industrial expansion.
Clear pattern: Fire → “Degraded land” → Justification for construction.
⚠️ Troubling Tactics
Controlled burn?: By destroying native vegetation, land loses environmental protection and is reclassified as “suitable for development.”
Official silence: Investigations into fire causes rarely result in liability.
Direct beneficiaries: Developers who now argue that the area is already “impacted” and should be developed.
📢 Let’s Demand Transparency!
Independent Audits: Who is investigating these fires? We demand public reporting.
Protect Reserves: Have the county block zoning changes in recently burned areas.
Media Pressure: Share this pattern with hashtags #SuspiciousFires #NoEcologicalFraud.
✍️ Citizen Report: If you have seen irregular activity in these areas (people entering at night, suspicious machinery), report it to:

Subject: REJECT Z2023000426 – Protect West Kendall!
Dear Commissioner,
I urge you to deny Secure Storage of Miami’s appeal. This dump station puts our health, environment, and safety at risk. The CZAB already rejected it—support the residents, not the polluters!

Subject: REJECTION of Z2023000426 – Protect West Kendall!
Dear Commissioner [Commissioner’s Last Name]:
My name is [Your First Name], and I am writing to you as a resident concerned about application Z2023000426, which seeks to build a garbage transfer station in West Kendall. This project:
✅ Threatens public health: It will emit pollutants near 18 schools and homes.
✅ Endangers the airport: It will attract birds, increasing the risk of plane crashes.
✅ Harms the environment: It borders the Tamiami Complex Wildlife Refuge (EEL), home to endangered species.
✅ Was UNANIMOUSLY REJECTED by the Community Action Board (CZAB), but the developers appealed.
I urge you to:
Uphold the CZAB’s initial rejection.
Prioritize the health and safety of residents over private interests.
Demand independent studies on environmental and traffic impacts.
West Kendall is NOT a landfill. Please vote AGAINST this project at the next hearing.
Sincerely,
